For the purposes of this discussion Queen West begins at Bathurst and ends at Dufferin.
Niagara (the Street & the District) runs south of Queen Street to Wellington from Bathurst to Shaw. The neighborhood is certainly in transition as industry moves out and people hungry for homes in the core move in. It's important in this area to be aware of the industry still active before making plans to build or buy your dream house. (some people might be concerned about an abbatoir in their back yard) However it seems to be a matter of time before the residential tide engulfs most of the area.
Trinity Bellwoods became a community in the 1880's with most of the houses fronting or backing onto Trinity-Bellwoods Park. Houses here are generally small, except on on Shaw Street where larger houses sit on a grand expanse of boulevard, not as elegant as Palmerston, but very nice. The Park includes a children's playground, a wading pool, sports fields, and tennis courts. The artificial rink is used for all manner of ice sports, including pleasure skating.
Trinity Bellwoods runs from Dundas to Queen and stretches west from Bathurst to Ossington. Queen Street is busy and lively with restaurants, shopping, and plenty of Galleries and artists. It is close to Downtown... an easy trip via the Queen Street Car, and the subway is available riding north to Bloor on the Ossington bus.
Prices are still affordable but it is a hot district for young people looking for a home in a lively community, and you pay a premium for being closer to Yonge Street. ($400000-$800000+)
Beaconsfield Village runs between Ossington and Dufferin, again between Dundas and Queen, a community with a heavy Portuguese population sprinkled with a nice mix of youthful first time buyers. The Portuguese are known for their attention to cleanliness and upkeep of their homes, and although their tastes are not always the same as the new buyers, their fastidiousness is much appreciated.
Lots of large Victorian homes are available on Beaconsfield and Dovercourt, and some very nice smaller homes on Afton, Argyle, Fennings, etc. The Gladstone Hotel has had a real facelift, and the Drake Hotel a few blocks to the east has given quite an injection to the whole area.
Prices have gone up steadily over the last dozen years, but you can still buy here knowing that the community is improving year by year. ($350000-$800000+)
